Principality Commercial's latest projects

Principality Commercial has been involved with some fantastic development projects in the last few months. Here is a selection of our latest deals.

Davies Homes (Merthyr) Limited- quality at Sweetwater Court

Principality Commercial is proud to have formed a new relationship with Davies Homes (Merthyr) Limited. This family-owned company has quality at the heart of the business and has been developing in South Wales for over 20 years.

We have provided the finance for a small development of three, four and five bedroom homes at Sweetwater Court, Merthyr Tydfil.

Whilst Davies Homes continues to develop the site, with further units coming on stream very soon, three of the properties were sold off-plan in this popular residential location and are already occupied.

Southpoint Capital Limited- breathing new life

A run-down, former Metropolitan Police office premises in south London will soon be redeveloped thanks to Southpoint Capital Limited and Principality Commercial.

Working with this long-standing and well respected south London-based customer, who have secured planning permission to redevelop and extend the existing building to provide offices on the ground floor together with six high-quality apartments in the upper parts. This regeneration will bring to life a property that has not been in use for a number of years.

We wish the project every success ahead of its commencement in the next few weeks.

Hundred Homes Limited- new for old

We first assisted Hundred Homes on a project located within Hendon, north London, developing a single five bedroom detached dwelling. Following its success we are pleased to be involved with a further development project with this long-standing and accredited north London developer.

Principality Commercial is now supporting Hundred Homes with the purchase and development of a bungalow in Totteridge, north London. The property is located in a desirable residential area and has deteriorated over the years with no refurbishment undertaken since its construction in the late 1970s.

Planning approval has been given for the demolition of the existing structure and will make way for two chalet style bungalows, which will enhance the aesthetics of the cul-de-sac and utilise the land.

Mango Lily Residential Limited- core beliefs

Assisting the Welsh housing sector is a core belief of this residential investment business, and one which chimes well with the Society’s own values.

We were happy to be presented with the opportunity to refinance a portfolio of 14 properties with Mango Lily, all located within the Cardiff area.

The portfolio contains a variety of premises from apartments to three bed properties located on the outskirts of the city.

SVPM Limited- supporting local communities

Principality Commercial has been working for a number of years with SVPM Limited, which owns and manages properties located entirely in South Wales.

The property investment company has recently purchased the Spar store in Ferndale, which adds to a growing quality portfolio. We certainly look forward to working with the company again on future purchases.

A & G Countrywide Ltd- growing the portfolio

Principality Commercial has supported A & G Countrywide Ltd with finance secured against an unencumbered retail property in London which the company already owned.

We were delighted to be asked to provide our client with a property acquisition fund, enabling them to bid with confidence, safe in the knowledge that their finance was secured against the property in London. A & G Countrywide Ltd made their first purchase from the fund in February 2015, completing on a retail property in Totnes. They are now looking forward to identifying the next properties to purchase and add to their growing property investment portfolio.
