We no longer extend mortgage offers.

If you're unable to complete on or before the offer expiry date a new offer will need to be issued. Please email Completions@principality.co.uk.


Please note: updated documents or a valuation may be required by the underwriter.

For changes to Firm details (address, bank, name): contact Smoove directly at PanelManager@hellosmoove.com.


For changes to which office is acting: contact the broker to take back control of the case and update the office accordingly.

Conveyancing queries and documents

No. All searches must be up to date for purchase applications.

If an occupier has been declared, they will be listed in 'Special Conditions' section of the mortgage offer.

If not listed, provide us with their full name, date of birth, and whether they are financially dependent on the borrower. Email this information to Completions@principality.co.uk.

Please allow 2 working days for us to respond. If we need to refer your enquiry to our valuation or legal teams, this may result in a longer response time.

Please note that replies are normally sent to the email address associated with your Smoove panel entry, so we recommend checking that inbox first. If that email address is no longer valid, please update it directly with Smoove to ensure you do not miss any correspondence.

Completion

Funds are always released the working day before the completion date and interest is charged from the day the funds are released. Please keep this in mind when agreeing a completion date with the applicant.

When submitting your Certificate of Title, please ensure that the loan and transfer amounts entered correspond exactly to the values set out in the Certificate of Title issued with the mortgage offer.

The Smoove portal will show 'submitted to lender.' Once received we usually process your request the same day. 

If there is an issue, we'll email the address registered on Smoove. Please ensure these details are up to date to avoid missing any correspondence.

Up to 48 hours. Applicants must be made aware interest accrues from the day the funds are released.

If cashback is applicable (see Special Features in the mortgage offer), it's included in the completion advance funds.

If funds have already been released, you'll need to return them using the bank details on the Certificate of Title.

No. A welcome letter is sent directly to the applicant confirming payments and initial interest.

Please remind them of the need to make the monthly payment and the initial interest under the terms of the Mortgage Offer.

Please note: If funds are being released to a third party, you'll need to obtain the customer’s consent.


Telegraphic Transfers

The Telegraphic Transfer fee will be detailed in the mortgage offer and is deducted from the advance on completion.

Payments should be made by CHAPS or Direct Credit. 


To avoid delays or failed payments please quote the redemption reference number. This can be found on the redemption statement.
